What happened

BNW Developments, the UAE-based boutique developer, has teamed up with Wyndham Hotels & Resorts to launch Dolce Residences Ras Al Khaimah on Al Marjan Island. The project marks the global debut of Wyndham’s Dolce Residences brand, positioning Ras Al Khaimah as the first address for the upscale residential concept.

The development will comprise 93 premium residential units alongside five exclusive retail spaces, designed around coastal living, wellness, and curated amenities. Handover is scheduled for the fourth quarter of 2028, giving buyers a timed entry into one of the emirate’s fastest-growing waterfront districts.

For residents, the partnership carries hospitality benefits. Owners will receive Wyndham Rewards Platinum membership, preferred hotel rates, priority offers, and access to the wider Wyndham ecosystem across EMEA. This blurs the line between private residence and hotel loyalty, a model that has gained traction in Dubai and is now extending to RAK.

Dr. (CA) Ankur Aggarwal, Chairman and Founder of BNW Developments, said the project reflects a commitment to quality and a celebration of Al Marjan Island’s serene lifestyle. Sheikh Saqr Bin Omar Al Qasimi, CEO of Marjan Development, said the signing signals growing global hospitality brand confidence in Ras Al Khaimah and reinforces its appeal as an investment and lifestyle destination.

Dimitris Manikis, President of Wyndham Hotels & Resorts EMEA, called the agreement a defining moment for Wyndham’s branded residences growth strategy across the region. The deal is BNW’s second partnership with Wyndham, suggesting a strategic repeat play in RAK’s branded-residence market.
