Wynn Al Marjan Island Unveils Two 7-Bedroom Royal Apartments
Wynn Al Marjan Island has revealed two 1,460-square-metre Royal Apartments atop its 70-storey Resort Tower, the largest residences within its Enclave boutique-hotel concept, ahead of the resort's 2027 opening. What this means for RAK property and investors.

Wynn Al Marjan Island has unveiled its two signature Royal Apartments — the Mayfair Apartment and the Paris Apartment — occupying the uppermost floors of the resort's 70-storey Resort Tower on Al Marjan Island. Each spans roughly 1,460 square metres and carries seven bedrooms, making them the largest residences within Enclave, Wynn Al Marjan Island's boutique hotel concept.
The apartments were designed through a collaboration between Todd-Avery Lenahan, President and Chief Creative Officer of Wynn Design & Development, and two internationally recognised design studios: Anouska Hempel Design of London and Pinto of Paris. Each residence includes multiple entertaining rooms, a private bar, and dedicated spaces for gatherings, with in-residence dining, spa and salon treatment, and personalised service on offer. Both apartments look out over the Arabian Gulf on one side and the Hajar Mountains on the other.
The reveal is part of Wynn Al Marjan Island's continued rollout of residential and hospitality product ahead of its scheduled 2027 opening — the first integrated resort in the UAE, and the anchor project behind much of the recent surge in RAK real estate and tourism investment covered on this site.
For RAK's property market, the significance isn't the two specific apartments — it's the signal. A developer of Wynn's scale investing this level of design pedigree into its most exclusive units suggests it expects genuine ultra-high-net-worth demand at the top of the market, not just volume sales further down it.
